Many minor repairs need no permit. Add one if your city requires it.

How roof repair pricing actually works

Roofers price a repair from five drivers, in roughly this order of importance: what is broken (a shingle patch is a two-hour job; rotted decking means tearing the roof open), what the roof is made of (tile and slate are slower and riskier to walk on than asphalt), how steep it is (steep roofs need safety rigging and move slower), how high and hard to reach (multi-story access, landscaping in the way), and local labor rates (which vary 30–50% between US markets).

This calculator models each driver as a multiplier on a base range per repair type. The base ranges come from 2026 contractor-published data; the multipliers come from published per-square-foot repair rates and reported labor premiums. Every assumption is labeled in the methodology section below — nothing is a black box.

Worked examples (recomputed by the engine)

Example 1 — Leak on a metal roof, two-story home

A homeowner finds a ceiling stain. The roofer traces it to failed flashing on a metal roof, medium pitch, 2 stories, typical single-zone damage, average US labor region, no emergency.

Multiplier: 2.00 (metal) × 1.10 (medium pitch) × 1.25 (2 stories) = 2.75

Leak base $360 – $1,550 × 2.75 → $990.00 – $4,262.50, midpoint $2,626.25. Same numbers the estimator above produces for these inputs.

Example 2 — Rotted decking, emergency call

A sagging section reveals rotted plywood on an asphalt roof, extensive damage across multiple areas, medium pitch, 2 stories, booked as an emergency job.

Multiplier: 1.60 (extensive) × 1.10 (medium) × 1.25 (2 stories) × 1.25 (emergency) = 2.75

Structural base $1,000 – $7,000 × 2.75 → $2,750.00 – $19,250.00, midpoint $11,000.00. At this price the 30% rule below usually points at replacement.

Repair or replace? The 30% rule

Roofing pros use a simple gate: if the repair quote exceeds 30% of what a full replacement would cost, replace instead — you are spending a third of the price on a patch that buys only a few more years. The second tab applies this test to your numbers, then adjusts one step for roof age: over 20 years leans replace, under 10 leans repair.

Boundary with our roof cost lab: this page estimates repair cost and the repair-vs-replace decision. For full replacement pricing — installed cost per square, tear-off, insurance deductible math (RCV vs ACV) and financing — use the roof cost lab.

Pitch factors sit inside the published 1.05–1.41 roof-area multiplier range for replacement work. Sanity check: a 2,000 sq ft medium-pitch asphalt roof → 2,000 × 1.20 × $7 = $16,800, squarely in the published $11,000–$17,000 national band for that roof.

Insurance and storm damage

Homeowners insurance typically covers sudden damage — hail, wind, fallen trees — but not wear and aging. Document damage with photos before any repair, get a written roofer estimate, and file within about 30 days of the event. Most policies carry a $1,000–$2,500 deductible; on a $5,000 hail repair your out-of-pocket can be just the deductible. If your insurer pays actual cash value (depreciated), our actual cash value calculator shows how depreciation shrinks the payout.

Roof repair cost — frequently asked questions

How much does roof repair cost on average?
Minor repairs run $150-$500, moderate repairs $400-$1,500, and major structural repairs $1,000-$7,000 or more. Local market averages reported by Manta cluster around $1,100-$1,500 per job. Your final number depends on the repair type, material, pitch, stories and local labor rates - the estimator above models all five.
How much does it cost to fix a roof leak?
A typical leak repair costs $360-$1,550. Finding the leak often costs as much as fixing it, because water travels - the stain on your ceiling is rarely directly under the hole. If the leak reached the decking, expect 3-5x the cost of a surface repair.
How much does roof flashing repair cost?
Flashing repairs run $200-$1,500. Resealing existing flashing around a chimney or vent is at the low end; fully replacing corroded step flashing or a failed roof-to-wall transition is at the high end. Flashing failure is the number one cause of roof leaks, so this is the repair not to postpone.
Does a steep roof cost more to repair?
Yes. Steep roofs (8/12 pitch and above) need safety rigging and slower work, so roofers charge a 20-40% premium over walkable roofs; this calculator applies 1.25x. A two-story home adds about 20-30% over a single-story for access. Measure your pitch first if you are unsure of it.
How does roofing material change the repair cost?
Asphalt shingles are the cheapest to fix and the baseline for pricing. Expect roughly 1.4x for flat membranes and wood shakes, 1.7x for slate, 2.0x for metal and 2.9x for clay or concrete tile - ratios derived from published per-square-foot repair rates. Tile and slate are slower to work on and easy to crack while walking.
Should I repair or replace my roof?
Use the 30% rule: if the repair quote is 30% or more of a full replacement, replacement is usually the better economics. Also weigh roof age - under 15 years usually favors repair, over 20 years favors replacement - plus leak history: recurring leaks mean the roofing system is failing, not one spot. The Repair vs Replace tab above runs this test on your numbers.
Will homeowners insurance pay for roof repair?
Usually only for sudden damage - hail, wind, fallen trees - not for wear, aging or neglected maintenance. Document damage with photos before touching anything, get a written roofer estimate, and file within about 30 days. Most deductibles are $1,000-$2,500. If the payout is depreciated actual cash value, the gap to replacement cost comes out of your pocket.
How much does emergency roof repair cost?
A temporary emergency tarp runs $200-$600 and buys time, not a fix. Same-day or after-storm scheduling typically adds 25-50% to the normal repair price because of demand spikes. If the damage is from a covered storm, file the insurance claim first - the tarp cost itself is often reimbursable.
What is the most expensive type of roof repair?
Structural and decking work: $1,000-$7,000. Rotted plywood, damaged rafters or a sagging section means opening the roof, replacing wood, then re-roofing the area. It is also the repair most likely to flip the 30% rule toward full replacement - run the numbers before authorizing it.
How much does it cost to repair shingles?
Replacing 10-30 damaged or missing shingles typically costs $150-$500: $30-$50 per bundle of materials plus 1-2 hours of labor. It is the most common repair after wind or hail. Matching older shingle colors can be hard - keep a spare bundle from your original install if you can.
Do I need a permit to repair a roof?
Usually not for minor work like shingle patches or resealing flashing. Structural work, large sections or full-slope repairs often do require one - replacement permits typically run $250-$500. Rules vary by city, so check your local building department; the estimator has an optional permit-fee field.
How do I know if a roof repair quote is fair?
Get at least three written quotes - bids for the same job commonly vary 40-60%. Compare line items, not just totals: shingle type and count, underlayment, flashing scope, decking price per sheet if rot is found, and the labor warranty. Be cautious of bids far below the rest; they often skip underlayment, drip edge or proper flashing.

Methodology and sources

Base repair ranges are composites of contractor-published 2026 data: AllBetter (national 2026 repair guide), Angi (2026 repair cost data), and a Florida roofing contractor's published repair calculator (Pembroke Pines). Material multipliers are ratios of published per-square-foot repair rates to the asphalt baseline. Pitch, stories and region multipliers come from published labor premiums (steep-roof 20–40%, two-story 20–30%, regional labor spreads 30–50%). Three inputs are labeled model assumptions in the UI: the 1.25× emergency surcharge, the 0.85/1.00/1.60 extent scale, and the 1.40× three-story factor. Full per-number provenance is in the tool's published sources file.
