ADU Cost Lab

How much does an ADU cost to build? Estimate detached, attached, garage-conversion, basement & JADU builds — compare prefab vs stick-built, check permit fees in all 50 states + DC, model rental income payback, and price financing & site work. All in one lab.

Estimates only. Ranges reflect 2024–2026 US planning data and vary 20–40% by lot, finishes, and local labor. Always check local zoning and permit rules with your city/county and get 3 local contractor bids before budgeting.

Prefab vs stick-built comparator

Factory-built ADUs trade design freedom for speed and often lower cost. Compare apples-to-apples at your size and state.

Factory + site time–
Stick-built detached typically takes 6–12 months on site.

ADU permit fees by state

Plan-check + building permit + typical ADU impact fees. Your city or county sets the final schedule — several states cap impact fees on small ADUs.

Rental income ROI & payback

Planning math, not investment advice. Simple payback uses gross rent; real returns depend on actual vacancy, maintenance surprises, and rent growth. Talk to a local CPA about depreciation and tax treatment.

ADU vs home addition

Same dollars, different payoff: an addition adds space; an ADU adds space plus rental income. Compare cost, appraised value-add, and net position.

Model: additions recoup ~62% of cost (Cost-vs-Value style); ADUs valued at 10× gross annual rent, capped at 130% of cost. Appraisals vary by market — this is a planning comparison, not an appraisal.

How this lab works

Most ADU cost calculators ask for a ZIP code and return a single suspiciously round number. This lab does the opposite: it shows ranges with honest spread, breaks the project into the seven decisions that actually drive cost, and lets you compare the options side by side.

Methodology & data vintage. $/sqft bands, permit ranges, and multipliers reflect US ADU market data from 2024–2026, expressed as low–high ranges rather than false-precision point estimates. Labor multipliers are relative to the national average (1.00). Permit figures are statewide planning bands — your city or county sets the actual schedule. This page is a planning tool, not a quote, appraisal, or financial advice. Verify zoning, setbacks, and fees with your local planning department.

ADU costs across the US

Whether you're pricing a detached ADU in California, a garage conversion in Texas, a tiny home ADU in Florida, or a basement unit in the Northeast, the same math applies: cost per square foot × size × finish level × local labor, plus permits, site work, and contingency. High-cost coastal metros (California, New York, Hawaii, Washington) run 20–45% above the national average, while much of the South and Midwest builds 5–10% below it. Use the state selectors in each tab — every estimate on this page adjusts to your state's labor index and permit-fee band.
