Pertanyaan Umum

What is a home renovation loan?

A home renovation loan is a loan whose funds are used to repair, renovate, or improve a home you already own — e.g. roof repairs, adding rooms, or updating the kitchen and bathrooms. It differs from a home-purchase mortgage because its purpose is not buying a new property. In Indonesia, similar products are generally known as home renovation credit or multipurpose/top-up mortgages, with secured (property certificate as collateral) or unsecured schemes, depending on each bank’s policy.

How do you calculate the monthly payment on a renovation loan?

Monthly payment uses the standard amortization formula: payment = P × r(1+r)ⁿ ÷ ((1+r)ⁿ − 1), with P = loan amount, r = monthly rate (annual rate ÷ 12), and n = number of months in the term. Example: a Rp500 million loan at 8% per year for 5 years (r = 0.0066667; n = 60) gives Rp10,138,197.14 per month, total interest Rp108,291,828.65, and total paid Rp608,291,828.65. The calculator above performs these substitution steps automatically.

What is the difference between a renovation loan and a mortgage?

A mortgage is used to buy a home — its collateral is the purchased house itself, with generally long terms (10–20 years or more). A renovation loan is used to improve a home you already own, generally with a smaller ceiling and shorter term (typically 1–5 years for unsecured schemes). This calculator computes payments from a renovation loan amount; its counterpart is the home affordability calculator, which computes the maximum home price from income — two different calculation directions.

What is the difference between secured and unsecured renovation loans?

A secured loan uses collateral, generally a property certificate, so the lender bears less risk; consequently rates are generally lower and ceilings can be larger, but there is a risk of collateral execution on default. An unsecured loan uses no collateral so the process is generally faster, but rates are generally higher and ceilings smaller because the lender bears the full risk. These differences are descriptive; the exact terms — including conditions and fees — are set by each bank.

What costs should be considered besides principal and interest payments?

Besides installments, renovation loans generally charge upfront provision and administration fees, notary and collateral-binding fees (for secured schemes), insurance premiums (life and/or property if required), appraisal fees, and penalties for early payoff. This calculator only computes principal-plus-interest installments at the fixed rate you enter, so real total costs can exceed the displayed figures.

How accurate are this calculator’s results?

This calculator’s results are educational estimates based on the standard amortization formula assuming a fixed rate over the term and no extra fees. The math’s accuracy is verifiable — e.g. a Rp500 million loan at 8% for 5 years always gives Rp10,138,197.14 per month under that formula. But the figure may differ from a bank’s offer because banks use their own policies (see next FAQ). The figures here do not guarantee loan approval and are not a credit offer.

Why might my result differ from a bank’s simulation?

Differences generally come from four things: (1) banks may use floating rates that follow the market, while this calculator uses a fixed rate; (2) banks include provision fees, insurance, and taxes not computed here; (3) different rounding methods and effective disbursement dates; (4) special terms and schemes such as grace periods. Hence results here are only for initial illustration and scenario comparison, not financial advice — loan decisions should be based on the bank’s official offer documents.

Loan decisions — including secured vs unsecured choice — should be based on the bank’s official offer documents and your financial condition. Figures here do not guarantee loan approval.
