Educational tool, not financial advice. This calculator models the common 3x rent screening rule used by landlords. Requirements vary by landlord, market, and local law — some use 2.5x, luxury buildings may require 4x, and New York City commonly uses the 40x annual rule. Results are estimates only; consult a qualified financial or housing professional before making leasing decisions.

This calculator answers “does my income qualify for this rent?” — landlord screening math (3x rule, NYC 40x rule).

How the math works (full methodology)

  • The 3x rule: required monthly gross income = monthly rent × 3. Annualize with × 12: the 3x monthly rule is identical to a 36x annual rule (3 × 12 = 36).
  • The NYC 40x rule: required annual gross income = monthly rent × 40. Because 40 ÷ 12 ≈ 3.33, the 40x rule is stricter — it equals a 3.33x monthly requirement.
  • The 30% rule, same thing: max rent = 30% of gross income ⇔ income ≥ rent ÷ 0.30 = 3.33 × rent. The 30% rule and the NYC 40x rule are mathematically the same screen; the calculator shows both.
  • Reversing the rule: max affordable monthly rent = gross monthly income ÷ 3 (or annual ÷ 36). Under 40x: annual ÷ 40.
  • Gross vs net: landlords screen on gross (pre-tax) income. If you know take-home pay: gross ≈ net ÷ (1 − effective tax rate).
  • What the rule ignores: utilities, car payments, student loans, credit-card debt, and savings. It is a landlord’s minimum bar, not proof the rent fits your budget — a debt-to-income check often runs alongside it.
  • Designed to be the most complete 3x rent calculator you can use for free: both directions (rent→income and income→rent), an adjustable 2.5x–4x multiple, the NYC 40x rule and 30% equivalent side by side, pass/fail checking with the exact shortfall, net-to-gross conversion with your own tax rate, shareable links, and every formula disclosed above — no black box.
